Take what you want. Put anything left behind in writing.

Show us any furniture, appliances, clothes, basement boxes, garage tools, or other items you hope to leave. If the buyer agrees to take them, the purchase agreement should say what may stay and who is responsible for it after closing.

Take what you want to keep. Photos, jewelry, important papers, medication, and a chair you grew up with should leave with you. Do not assume other contents are included until that term is in the purchase agreement.

Needs major repairs. Roof, foundation, plumbing, HVAC, fire, or water damage can all be considered. The written offer should reflect the condition the buyer was able to see.

Vacant property. Lapsed insurance, utilities off, years since anyone was inside. Ask the title company whether remote signing is available.

Code violations. Share open notices early so the buyer can account for them when deciding whether to make an offer.
